Q: Is membership in the Golf Club Mandatory, and do residents get discounts?
A: Memberships in the Golf Club are available, but not mandatory. Group discounts for golf are available, but there are no automatic discounts to Greenfield Plantation residents. Q. Can I walk on the golf course before play begins?
A. The golf course is private property and is not owned by Greenfield Plantation. Strolling on the golf course or it's cart paths, children 'cutting through' the golf course as a short cut, walking or exercising pets on the golf course is strictly forbidden and may subject the violator to trespassing charges and possible arrest.

Q. Can golfers come into my yard to retrieve golf balls?
A. Yes, there is an easement over the lawn and yard area of each lot that is adjacent to the golf course. By purchasing a golf-course frontage lot, you have granted permission to golfers to come into your yard to retrieve errant golf balls. Golfers are not permitted to play their balls from your yard, and golfers cannot enter your residence, garage, enclosed patio, pool area, or any fenced area.

Q: Are fences allowed?
A: To maintain continuity and appearance in the community, Greenfield Plantation has established fence guidelines that all residents must follow. Fences must be made of white vinyl and be of a "shadowbox" style, and six feet in height. Fences are not permitted on golf course or lakefront lots, and all fences must be approved by the Architectural Committee prior to installation. Specifications are as follows:

A: Owners must own their home for a minimum of 1 year before it can be rented. An application to rent your property must be filed with the homeowners association, and a refundable deposit of $3,500 placed with the homeowners association as a guarantee that your property continues to be maintained during the rental period. Vacation (short term) rentals are not allowed. The minimum rental period is 1 year. All prospective tenants must be approved by the homeowner's association.

A: The Homeowners Association Fee for Greenfield Plantation is $485 per year due on January 1st. (Late fee charged after January 31st) (Fees are subject to change each January 1st). The Millbrook section has an additional fee of $330 per quarter which pays for the lawn care within Millbrook (lawn care is the owner's responsibility in all other sections of Greenfield Plantation), and the community pool in Millbrook (which is only available to Millbrook residents). Fees are subject to change from time-to-time.

Q. Are there any restrictions on pets?
A. Normal domestic pets (dogs, cats, etc) of non-violent breeds are permitted in Greenfield Plantation. Breeding or commercial use of pets is strictly prohibited. All pets must be on a leash when being walked and pet owners are required to pick up the pet waste.

A. Permitted vehicles in driveways must not have any commercial signs or lettering, and must be for "private use". Permitted vehicles include conventional passenger cars, sport utility vehicles, passenger vans and mini-vans, and pickup trucks with a load limit of 1/2 ton or less without camper tops, equipment racks and have not been modified extensively for off-road use. All vehicles must be operational, wrecked, junked or partially dismantled vehicles are strictly forbidden. There are no restrictions for vehicles that are kept within your garage.
